Non-residents · Modelo 210
Own a home in Spain but live abroad? Keep it clean with Hacienda.
We file your non-resident tax return every year, whether your property is empty, used by you or rented out, and explain every step in English.
- Per-property fixed price
- Yearly reminders
- Catch-up of missed years
Which case is yours?
Your flat is empty or used by you
Spain still taxes a notional income on it every year (imputed income). Most owners do not know until a letter arrives.
You rent it out
The rent is taxed in Spain. If you live in the EU or EEA you can deduct the related expenses: community fees, IBI, repairs, insurance.
You are selling it
The buyer withholds 3% of the price for Hacienda. We file the return on your gain and claim back what is due to you.

Non-resident questions
I do not rent my Spanish flat. Do I still pay tax?
Yes. Non-residents who own a home in Spain pay income tax on a notional income (imputed income) every year, usually 1.1% or 2% of the cadastral value, taxed at 19% if you live in the EU, Iceland or Norway, and 24% otherwise. The return for each year can be filed until 31 December of the following year.
We own the property as a couple. Is one return enough?
No. Each owner files their own Modelo 210 for their share of the property.
What if I have not filed for years?
Hacienda can claim the last four years. Filing late on your own initiative carries a surcharge but no penalty, so it is better to catch up before they write to you. We give you a fixed price for all the missing years.
Do I need a Spanish bank account?
Not necessarily. Payment can often be made from an account in another country, depending on the bank. We tell you the options when we file.

Missed a few years?
Catching up on your own initiative is much cheaper than waiting for a letter.
